I would just be thorough in cleaning the place as if you were leaving at the end of your lease and wanting your deposit back. Then notify the landlord and advise him you need to leave due to a new job, and offer him the opportunity to put a "for rent" sign up for future prospects. In today's market, he'll have someone else in there in no time. Chances are, you'll be able to break your lease without any problems. Most landlords won't take the time to go after unpaid rent, especially if they're able to rent the place out asap. The cleaner it is left, the faster they can re-rent it. Of course you'll forfeit your deposit, but you won't be responsible for the unpaid rent.

I am a landlord in the state of Arizona. Rental laws are always state laws; there are no federal laws which govern renting. A tenant who breaks the lease owes for rent until the home/apartment is re-rented, for as many months as that takes. Plus, the landlord will pursue you in court for lost rent, attorney fees and court costs. Believe me, they will take you to court. It is worth it. I am collecting money monthly from tenants who have broken their lease. This is easy income for me. The only way out of it is to file in court and win bankruptcy, which is very hard to do with the new bankruptcy laws in force. And a standard Arizona lease does not allow for subletting a home/apartment unless that is added into the lease prior to your signing it. The only thing to do is stick out your lease until it ends or plan on paying the money you owe whether you live there or not. No one should sign a lease unless they are stable enough to handle their obligations.

Who cares how old the original post is? It's a very relevant topic considering how many renters are out there these days. Maybe some of them have been contemplating this very thing.
