Noticeable updates in Bold.

Quote:
During the next two weeks the General Contractor, L.F. Jennings, will continue site construction
including underground utility work to install storm drains, water mains, electric conduits and site lighting
in multiple areas on the site. Washington Gas Light (WGL), Verizon, Comcast and Pepco will bring
utility services to each new building.

Installation of curb and gutter around the entire west side of the site is nearing completion. The traffic
signal at Van Buren Street and Route 1 is the property of the State and will most likely be placed into
operation just prior to Riverdale Park Station opening. The parking lot in front of the Whole Foods
Market has been paved with pervious asphalt and the first course of paving around the Whole Foods
Market has been completed. Trees and shrubs have been planted in the Whole Foods Market parking
lot islands. The final asphalt top course and striping will be completed later this spring. Construction of
screen walls, seat walls, sign walls, sidewalks, light pole bases and other site hardscape structures in
Gateway Park (buffer area adjacent to Route 1) is complete.
Landscape plantings and sod placement
in south Gateway Park has begun.
Bio-soil storm water retention devices are being installed
throughout the site as required. The metal grating that constitutes part of the pedestrian walkways has
been ordered.

The construction of a large permanent storm water management pond in the NE corner of the site is
finishing and it will soon be placed into operation. The rip-rap channel exiting the pond outfall to the
culvert under CSX tracks is also finished.

Fine grading for 119 townhome lots is ongoing.

Future Plans:

Quote:
 Two week to two month look-ahead –
o Continue all of the above work but start three additional buildings to provide new retail
businesses to the area.
 Two to six month look-ahead –
o Start a residential/parking building.
o Start interior fit-out of Whole Foods.
o Opening of Gateway Park buffer area along Rt. 1.

Noticeable updates in Bold. Lots of new construction will begin this summer on the project. And FINALLY, the interior fit-out of Whole Foods is in the Two Week to Two Month section of Future Plans.

While Burton's Grill will be one of many upscale restaurants coming to the neighborhood, and I do mean upscale and not in terms of Nando's upscale, it certainly won't be the first to open. This from a recent article on the details of the restaurant:
Quote:
Burton’s is listed for unit 2A, which is the first building to the left when pulling into the development from Van Buren Street. Harron said the interior of the new Riverdale Park Station location will look similar to their newer stores, but this location will have a 12 foot glass storefront. There will be two patios, including one that will be for everyday use and one for private events on the opposite side of the restaurant, she said. It is slated to open in the third quarter of 2017.
Upscale restaurant, sub shop, burger joint to join Whole Foods development – Hyattsville Today

However, two other restaurants of similar caliber will be opening in the new luxury hotel in the Spring of 2017. That is Kapnos Taverna and Franklin's upscale cousin to the current Franklins restaurant in Hyattville will be called Old Maryland Grill and serve prime steaks and seafood.

Well, I can guarantee you this, ANYTHING would look better than what's there now.

What to Expect On-Site the Next Two Weeks:

During the next two weeks the General Contractor, L.F. Jennings, will continue site construction including underground utility work to install storm drainage, water & sewer mains, electric & communication conduits and site lighting in multiple areas on the site. Washington Gas Light (WGL), Verizon, Comcast, WSSC and Pepco will bring utility services to each new building.

Installation of curb & gutter and base asphalt paving west of 46th Street is done. New road construction is ongoing for the remaining streets east of 46th Street to connect to Maryland Avenue. The traffic signal at Van Buren Street and Route 1 is the property of the State and will most likely be placed into operation just prior to Riverdale Park Station opening. The final asphalt topping course and striping of roads and parking areas will be completed at a later date.

Trees, shrubs and sod have been planted around Whole Foods Market and Gateway Park. Irrigation piping is operational in these areas. Street lights have also been installed in these areas. The metal grating that constitutes part of the pedestrian walkways in Gateway Park will be installed by the end of June.

Construction of a new sediment basin in the SE corner of the site is almost done. Bio-soil storm water retention devices are being installed throughout the site as required.

The final clearing of the site has been performed and all lots are being placed at their final elevation. Fine grading for 119 townhome lots is ongoing so the townhome builder can start construction of these units this summer.

Construction Notice for Weeks of: July 4, 2016 and July 11, 2016 Noticeable updates in Bold.

We're getting closer to the opening of Whole Foods! The interior fit out will finally start in less than two weeks! Also, the fit out of the rest of building 3 is starting shortly after the fit out of Whole Foods. Construction on buildings 1, 2, and 4 has begun. Construction on building 5, residential and parking, will begin in two months.

Will Whole Foods be open before the fall? Sure does look that way. But, I read an article that said a few years ago, Whole Foods sat unopened for almost a year in one location. Construction was done, the fit out was done, but Whole Foods decided to delay the opening. No products were put on the shelves during that delay of course. Hope that doesn't happen here.

Trees, shrubs and sod have been planted around Whole Foods Market and Gateway Park. Irrigation piping is operational in these areas. Street lights have also been installed in these areas. The metal grating that constitutes part of the pedestrian walkways in Gateway Park will be installed the first week of July along with handrails at all stairs.

Building permits have been issued for three new commercial buildings (#1, 2 & 4) and the Contractor has started their construction just north of Whole Foods Market. Foundations for these three buildings are under construction and wall construction has already begun in Building #2. Tenant fitout work inside Whole Foods Market will begin in early July. Other tenant fitout work in Building #3 will begin shortly thereafter.

WSSC’s paving contractor has begun to mill and overlay the asphalt paving on Route 1 south of Riverdale Park Station in front of the Armory and USPS (work not related to this project).

Future Plans:
  • Two week to two month look-ahead –
  • Start a residential/parking building.
  • Two to six month look-ahead –
  • Opening of Gateway Park buffer area along Rt. 1.

It's looking like a store now. Have they announced other vendors for the rest of the space?
