2023 population estimates released today indicate that South Carolina had the fastest percentage increase in the nation this year, with a gain of 1.7%. County estimates should be released around March but I would expect Horry, York, Beaufort, Greenville and all of metro Charleston to be top contributors to the state's growth.

SC has tons of space and no NIMBY qualms about building housing on it. Welcome new South Carolinians!

Yeah usually..these high growth areas are next to areas that have plenty of space. Horry is next to Marion, Dillon, and Georgetown.. all have PLENTY of space and likely cheaper than Horry. Horry is a big County and still has room to grow especially in western section. York has Lancaster, Union, and Chester for spillover.. it too still has ..space though. I think the bigger issue is infrastructure which tends to lag behind the growth. Many of these communities rush to approve subdivisions that have hundreds of lots as they salivate over the potential tax base and population windfall but dont think about the impact on the existing roads. Sure they will make the developer do a traffic study that usually makes them put in a turning lane and possibly a traffic light, but that is when the planning ends. They then wait for the congestion to justify getting money from the local, state and feds to widen the roads.. but at that point peoples frustration has usually boiled over and they want to move further out.. Rinse Wash Repeat...

Housing prices in the Charleston area have gone through the roof based on the demand increase and geographical limitations due to the coast and waterways. Infrastructure becomes more and more difficult to manage. Bridges aren't cheap.

Sick of suburban sprawl. Will have very little farmland and woods if we keep growing wrong.

Maybe in 100 years or so, Mt Pleasant, West Ashley and James Island all have some farm areas in them, to say nothing of Daniel Island/Wadmalaw/Eastern Charleston County

A hundred years from now will be when future generations will ask what the hell we were thinking. And in the big scheme it’ll be here in a flash.

Holly Hill, St George, Eutawville. There's plenty of room to grow. Don't drawbridge.
