Cali isn't growing like it once was from the 1920's to about over a decade ago. Many more people are leaving Cali than trying to come into Cali, even with Cali having the largest undocumented population in America. NY, after reaching the highest population figure in it's history, is starting to decline due to higher taxes, higher rents, higher insurance fees, and high crime.

You can't even raise a family like you once was able to in NY anymore, and I figured this out when I was in my early 20's. Too many alternative lifestyles have taken over the traditional ones and I believe it's a deterrent as to why people from NY would rather move to the South and start anew as opposed to continue in NY's rat race. FL is the future, whether it be in Miami, Orlando, Tampa, or even Jacksonville!!!
NY also offering great housing options for the poor as well.

Lol at people saying Miami following a 100 year growth pattern of larger cities is somehow a bad thing.

And the mass exodus from NY and Cali wasn't the cost but rather their policies that led to higher taxes, crime, etc.

And this is coming from another 1%er who worked his way into that position and therefore hangs out more with the have nots.

Trying to paint this is a negative light is simply absurd. This is similar to the Yogi Berra quote "Nobody goes there anymore. It's too crowded."

People are moving here who make more than some local people. This is the argument of gentrification. If you're an idealogue and believe an area should remain as it's always been, then I guess this could be a bad thing. But that is an opinion.

But just like inner city neighborhoods getting gentrified when you look outside of your personal views its a fact that these areas are doing better economically or the gentrification wouldn't exist.

Miami also currently leads the nation (and NY) in Total Compensation Growth.



Miami has a record number of rental units currently under construction. The rental market is already cooling. So unlike the major cities ahead of Miami, which have no way of delivering any meaningful amount of supply Miami renters will get relief and those other major cities wont.

Difference with that is that NY is declining and FL is rising in population! It's already the third largest state in the US!
