I moved from Queens to LI, with my wife. We are not a big suburb type of family, but for the space, it was cheaper when you compare to a Co-Op/Condo (non tax-abated) in Queens. Cheaper for our tax bracket and situation (I own a S-Corp, thus moved my business from Queens to LI).

The more income you generate, the more you save living out in LI. In LI, you don't pay city income tax or the additional S-Corp taxes, which is on a sliding scale. RE tax is higher in LI, and many people say it negates the NYC tax, but not when you are higher up in the tax bracket. RE tax is like a flat tax to me. The more house, the more tax. It's not about how much you make. So at the end of the day, for some middle class families, and definitely the upper middle class families, will see a cost advantage living out in LI, if they don't live beyond their means.

Wondering how long that will last, since the math doesn't make sense for many parts of LI when I was researching.

I think 10k is the norm.
I shouldn't comment though as I do not live in a pre-qualified CD determined "Decent town". I get to pocket the change though as I enjoy 3/4 acre property.

That's nothing compared to Westchester County. It looks live the average there is closer to $25K for an $800K house.

Grew up there and left.... our 3 br/1 ba ranch on 4 acres we bought in 1972 in a very good school district in the 3rd ring suburbs of Buffalo ( almost half way to Rochester).... well, we will pay about $1200 school and $1400 town/county this year (max. $2600)....... taxes used to be under $2200, but STAR is gone. (It is even cheaper outside Erie County)


My family pays anywhere from $9000 to 14000 on the island. I am so glad I stayed her 40 years ago!
