I assume you also want a decent school district, and so my suggestion would be something in the Hauppauge school district, in either Smithtown or Hauppauge. Stay away from anything south of the Expressway though.
As BBC posted, anything less than $10,000 is considered cheap.
Pretty much. And it's sickening.
I was paying around 11k for my 60x100 cape in Nassau 3 years ago. Poor bastards who bought it must be paying around 12k by now.

We live where I would consider the taxes to be normal. We live in a 2100sq ft split level and pay $9k in taxes without star. Our neighbors (400 houses in our neighborhood) all pay around the same, between $8k and $10k. Mid-Suffolk County.
Hoping for an hour commute LIRR midtown, thanks for the post.
Also, looking in the 'right' place is subjective isn't it? Might be best not to assume or judge one another on CD eh?
I believe you're ascribing a meaning to my words that I did not intend.
I was using "the right place" in the sense of "areas that have the lower taxes that you're looking for."
Or to put it another way, if you misplace your eyeglasses and don't look for them in the room(s) you were recently in, you are not looking in the right place for them.
Likewise if you are looking for unusual plants for your garden and expect to find any at Home Depot or Lowes, you are not looking in the right place (because they only get their stock from the big contract growers like Monrovia, et al.) That's not a "judgment" of either Home Depot or anyone who shops there, it's just fact.

hi and thanks. My kids are in college, so i FINALLYYYYY dont need to worry about schools.
I still believe that you should still care about the school system. I haven't had a child in school in almost 20 years, but when we purchased our current home 3 years ago I made sure we were in a good school district. Yes, I am paying higher taxes to live here, but when I go to sell some time in the future, it will be easier to sell than a home in a not so good school district.

Meh. The savings he will get on the buying end he will give on the selling end. Thing is he’s looking for an hour commute to NYC so that limits the possibilities and puts him squarely in the highest taxed areas. The places with truly bad school districts will also be untenable options for living and some have really high taxes to boot (like Hempstead).
