Come on Kgbrill, the building, like nearly all office buildings, has gone through several owners, each of whom have borrowed to buy the property from the previous owner. Down the street, the Bartlett Building was built by Jacob Schmidlapp back in 1900, and it is empty (tenants were booted in dramatic fashion) because it went into foreclosure back in 2008 or 2009. Oddly enough, 5/3 Bank once again owns the buidling -- the bank Schmidlapp posthumously founded back in 1919.

I think the 580 Building will need to replace its entire north wall of windows as part of its renovation. This work might require booting all current tenants. Various buildings from the 60s and 70s in Chicago and New York have taken this drastic step. I am having a hard time remembering, as it's been about 20 years since I was in the buidling, but the pilars on all floors except the 14th might be slightly too close together and bulky for modern tastes. There is nothing they can do about that, and that alone might doom this once prime property to second-tier status.

The destroyed World Trade Center towers, by contrast, had the foresight to build floors with no pillars. That feature alone meant they would retain their value indefinitely, aside from being located atop the PATH terminal and having very convenient subway access.

Looks like Kao USA could be in the market for downtown office space.

They're definitely moving downtown. Now, the question is where?

Maybe they can put Dunnhumby and Kao in a new building and give it some height?

If not, the Banks would be a good location.

I'd rather see residential give Fifth & Race some height and let Kao anchor another building. Perhaps the new tower at The Banks? Chemed? 580?

I agree with you about the residential. I should have clarified. I meant parking/retail + Dunnhumby + Kao + residential= some pretty serious height.

There are a lot of possibilites right now as far as new high-rise development goes. I guess we'll have to wait and see what Kao says at the conference tomorrow.

This doesn't qualify as a traditional development story, but count me in big-time favor of this announcement:

Jack in the Box to open several local outposts; West Chester will be first | New in Town

West Chester to start, but several other locations throughout Cincinnati to come. Here's hoping for one at The Banks!
