I would like to buy a small home or cabin and am looking at Murphy in Cherokee County. I live a simple, somewhat solitary lifestyle and value my privacy. I've noticed a lot of nice real estate listings. Is anyone familiar with the subdivisions in Murphy? Do all subdivisions have HOA's and fees? If anyone can give me info/advice, I'd be grateful. I am not yet ready to choose a realtor. Thanks in advance.

HOA's and subdivisions do not equal solitary lifestyle. ??

Murphy is like other small towns in that region. The good old boys rule the region. There will be little progress ever. Aside from that the area is beautiful. If you build rather than buy, investigate the timeline on permitting because there was at one point a year's wait for septic tank approval. Having lived in the area (nearby) I would not choose Murphy.

Thanks for your input. I visited only once, about 5 years ago. We thought it a was a nice, friendly town with beautiful scenery. I've hiked/backpacked the Appalachians and always wanted a cabin in the mountains. I'm checking out western NC (my preference), but also eastern TN, and northern GA. Murphy has a lot of cabins for sale at good prices. That's the reason I was inquiring about subdivisions, fees, etc., as I was wondering why so many cabins available in Murphy...hmm...is this a red flag?

yes....it is a red flag. I bought a gorgeous cabin in Hiawassee which is not far from Murphy and have friends who live in Murphy. What I found, after I was there, that a handful of good old boys still rule the roost there and control any kind of development that does not suit their belief system. Progress, meaning any kind of cool cafes, galleries, etc or progressive businesses don't have a prayer. I had no one to talk to and I'm a friendly person. I still love the mountains, the climate and the beauty of the smokies, but when I go back I will go further east to the zone on the outskirts of Asheville.

We moved down from NY after finding our home online, driving down to look at it and deciding on the spot to make an offer. We did some touring of the area, but now that we are here for 1 1/2 years, I don't have any friends at all. I'm not a church goer, which seems to be the main source of gathering for most people. I don't have a problem not being surrounded by friends, but there are times you'd like to get together with like minded friends but I don't really anticipate that happening any time soon. I think the surplus of real estate is indicative of the ecomony in the area, many people built/bought vacation homes and can no longer afford them. My take on what I've heard is that locals don't care for outsiders who want to come in and bring their ideas for improvements when locals dont' feel things need to change. It's a vicious circle, as the 'outsiders' help the economy by buying local (not there is a choice, it's either local or you drive an hour). We're in a little subdvision and pay yearly for road maintenence, it's not much, but I don't know how other HOA's handle this. Hopefully, with the new casino, it will bring tourist and more business to the area, as there are a lot of empty storefronts where businesses have closed down. That was one of the things that struck me when we first came down, all the abandoned stores, and all the developments that were empty lots and also seemingly abandonded. There is a Sonic on the 4 lane that is closed, that's a chain that's normally very successful, I don't know why they couldn't make a go of it, but they didn't.
If you can get more insight from others who live in the area, it would be good before you make a decision.

The Sonic in Murphy and the Sonic in Ellijay, GA shut down the very same week. Happily, the Ellijay one has re-opened! I had heard that the same owner owned both? Rumor or fact I don't have a clue....

Good grief, this sounds awful - my wife and I are beginning to look at some retirement areas - I love western NC - but, due to persistant economic woes, we might concentrate our efforts on much larger areas (Asheville/Hendersonville).

I used to live in Chattanooga in the mid-late 2000's - we'd go to the Ocoee Whitewater Center frequently - then, we'd drive into NC (Cherokee County) for additional sightseeing. Seemed isolated then.

KirbyMom, Hi, We are also considering moving to murphy or surrounding area. If I remember rightly you are from upstate NY? We are currently living in fort plain, ny, moved up from florida and we love it here, but unfortunately due to our parents having health issues we want to move closer but don't want to live in florida, I like the mountains and 4 seasons to much. I use to own property in murphy until my ex sold it on me, oh well, my stupidity in trusting him. Anyway we will be heading down that way once the kids get out of school in jun. We plan on camping until we find something to rent, if you can keep your eyes and ears open for places that are not sky high and that allows animals and smoking, (i know its a bad habit that hopefully i will break one day), I'd appreciate it. Anyway hope to hear from you soon.
