Tyler has the lowest city property tax among most cities in Texas and all cities over 15.000 pop. at .20 per hundred dollar valuation.

Im not as well veresed on property taxes, but I have partied in every city in Texas so I can offer an opinion on night life. What kind of night life do you like? Basically, I would break it down like this:

If you like Bar hopping, Austin is the best.
If you like Hip Hop or Rap clubs, Houston is the best
If you like Techno/Trance/Electronica, Raves, Heavy Metal, or "Sunset Strip" type clubs then Dallas would be best.

Its all about what you like. Different people will say that different cities have the best nightlife, but its subjective.

This thread is actually helpful. It sounds like Austin or Houston would be my best bet.

As for taxes, in which one place will I find the lowest property tax bill for say a $125,000 house? Is their homestead exception in Texas?

Yes we have Homestead and Houston area has high taxes unless you want to live next to a chemical plant or refinery.

I hope the figure of 125K is strictly hypothetical. If you mean a house, you could get a dump for that amount; or you could find a real small and not all that nice condo for that amount. At least in places that have any decent nightlife.

Spend $45,000 and buy a house in Malone. We have 278 residents, 3 bars, a liquor store, and more drama than Dallas, Houston, and Austin combined!

Property tax RATES vary widely in Texas, even in the same general city area. In the Austin area you might pay between 3.2% and 1.8%, just a few miles apart.

School taxes typically are the single largest portion of property taxes - often in the range of 1.25%-1.5% now.

Zipcodes won't get what you want because zipcodes span taxing districts.

Nightlife? It depends too....

Why the vast difference in tax rates? Is it because of municipal taxing districts or some other reason.
