Wow..that's impressive.

....a look at Dallas:

Avison Young Commercial Real Estate: 2014 in Review: The Dallas Industrial Market
Quote:
The most notable statistic for the Dallas industrial real estate market come in terms of construction. According to The Dallas Morning News, roughly 15.3 million sq-ft of industrial space were under construction during 2014--nearly double the amount under construction in 2013. What’s more, this impressive figure is the highest that the D-FW market has seen in over a decade.

Regardless, the industrial real estate market--as well as the Dallas real estate market as a whole--experienced a stellar 2014. With increased demand, low vacancy numbers, and a veritable boom in construction, the D-FW industrial market is widely considered one of the strongest in the country.

D-FW office construction up by 50 percent from early 2014 | Dallas Morning News
Quote:
Even with all the construction, office vacancy rates in North Texas continue to fall — to less than 17 percent in the first quarter.

Downtown Dallas continues to attract large office leases. In the first quarter, downtown totaled about 260,000 square feet in net leasing. Downtown was second only to Las Colinas in transactions.

“Downtown is still the value play for office tenants,” Hughes said.

Downtown Dallas office leasing up five times more than a year ago | Dallas Morning News
Quote:
“We have rebuilt the platform to not only attract new tenants to the center city and have been able to keep what we have through a number of major lease renewals,” said John Crawford, CEO of the economic development group Downtown Dallas Inc.

“The statistics very clearly spell out the importance of a downtown business address and that downtown is making significant revitalization progress as the largest commercial office center in North Texas.”

Texas Medical Center open TMCx plus workspace for life science companies - Houston Business Journal

Quote:
The Texas Medical Center has officially opened the doors on its new space intended to be Houston’s nexus for growing life science companies.

The new space is designed to fill the need in Houston’s life science ecosystem for relatively small companies that need a place to conduct business but don’t necessarily have the capital to seriously invest in their own space.

The space is about 60 percent filled already, TMC COO Bill McKeon told the HBJ, and it leases for $20 per square foot.
