Dang … a $20,000 deductible??? That's nuts. But I guess it's good news for those of us who repaired our sinkhole home a few years ago. I'm beginning to think eventually a certified, repaired home will become a little more desireable in the future.

I personally do not see the stigma of a "sinkhole" property that has been repaired. It certainly takes the guess work out of "gee, I wonder if there is void under our house"

I don't think a repaired sinkhole will be much different then a sinkhole home since it will still have the same wording and most of them will not be able to be ins. BUT at least you know it is fixed and IF the sinkhole repair company still exist then you have some where to fall back on since they usually give a very long term warranty..

Too bad most of them are out of business due to lawsuits.

Exactly. When we moved to Safety Harbor (another sinkhole-prone community), we actually sought out homes that were repaired sinkhole properties because we feel that sort of purchase would have been much safer than an unknown one.

It won't be long before people are educated well enough about sinkholes to see the value in a properly repaired property.

Is a "properly repaired" sinkhole house one that has had underpinning installed or would just pressure grouting be considered properly repaired. Underpinning would seem to be a more long term fix.

A properly repaired home is one in which an engineer came out and spent an extensive amount of time examining the home and then prescribing a solution for it. We had this done, and we have all the paperwork to prove it. The process took several days of careful study by a team of engineers. We did look into underpinning, but the engineers who studied our house said our particular void was over 90 feet in depth, so underpinning would not suffice. We also had a remediation company come out and give us their opinion, and they were in agreement with the engineers. We then interviewed several sinkhole repair companies and selected LRE to do the work. They grouted our home with two types of grout - traditional (not sure if that is the technical name) and chemical. We then had everything inside the house and outside the house replaced … the sidewalk, landscaping, driveway, porch foundation, flooring throughout, doors, etc. Five years later, and the home is as solid as a rock. We haven't had any additional cracking or settling.

Underpinning works well in some instances, but in others grouting is the better solution. The companies that say underpinning is the only way to go are just trying to push their product. If you talk to experienced engineers, they will tell you each repair is situation specific. You really need trained engineers making the call.

Do you get the same warrenty with just the grout?

I'm not sure what kind of warranty we would have received with underpinning, but our warranty with the grouting is a 15 year transferrable warranty.
