Foreclosures will sell fast and I assume you are confused and meant to say "short sales".

Thanks..my thoughts exactly. Still looking for where I will re-locate..however, I've found an gent in the Pinellas County (Safe Harbor/Palm Harbor) area, who is working with me. Based off this week..it appears those areas might not meet one of my requirements. I'm still exploring my options in other counties.....

I'm getting a headache going from searching for listings in a zip code for my price and criteria. Then plugging those address or tax I'd plat #'s into the appropriate county school locator...then looking at the tax records..then the FEMA/Flood info..then the wetlands area map...then location...wow...and this is PER property...wholly friggin chit...I need a beer!

Thanks all..hopefully I can get this done before I admit myself to an instatution!

Let your Agent do some of that work. Don't make yourself CRAZY going through all that. The nice thing about you picking out places, you can send the MLS ID# to your agent and they can pull that up in the MLS database. Will save you TONS OF TIME.

But nice to see someone doing the homework to and asking questions that are important. There are places out there Warrant, and you'll be prepped when that one comes along.

Same thought here...that is your agents job and your job is to check WHEN you find the house you like if what the agent is stating if that is the truth...don't just take it as the truth, but check it!
