De Zavala is a street located off I-10 near 1604. About 10 years ago it was the hottest area in San Antonio (and still doing well). The Culebra 1604 area should have similar success.

What two highways are you talking about, Loop 1604 and SH151? If so, SH151 ends before Culebra. SH151 does intersect Potranco as does Loop 1604.

You are correct, 151 and Potranco do connect but not at a junction, neither does Culebra, but Culebra is much closer to both Highways 1604 and 151 then Potranco which has it on opposite ends of Potranco. Currently 151 tapers off at Culebra, also the access from 151 to 1604 to Culebra is pretty fluid.

If you look at current developments in town, most "hot spots" are located in the vicinity of two highways. 151 @ 410, 1604 @ I-10, I-35 @ 1604, 281 @ I-10 and 281 @ 1604. Since Culebra is in the mix with 1604 & 151 it should be safe to say that area will be hot without any doubt.

And its more North than Potranco, just like Bandera road will always have an edge over Culebra. IMHO, Culebra @ 1604is not the new "Stone Oak" its the NEXT "De Zavala"

Technically, Potranco also has 2 highways intersecting it. 151 and 1604.

EDIT: my bad, didn't see the above postings.

Still trying to figure out what's going in at Potranco and 151.

Lets see if we have to compare the two :Potranco has an HEB Plus....Culebra has a regular HEB store;Culebra does have Walmart but the "NEW" Waltmart at Potranco is built to compete with an HEB Plus store.
Potranco will have a top of the line Santikos theater soon,correct me if I am wrong but there is no plans for a new theater at Culebra.To me the edge goes to Potranco even with the overpass and highway proximity

We love Potranco! Nothing wrong with it, that is why we support everything go in at 1604 and Potranco (except Pei Wei of course). If Potranco grows so does our business!

Maybe the assumption mentioned previously might have been a little too forward. Both Culebra and Potranco will have some great things coming and going for several years to come. We are just hoping that with the current development and traffic/road conditions at Potranco & 1604 that the area will be able to handle it accordingly...

It looks like they dug wholes and put cement bases for the street lights for the Walmart. Also, they put up the signs for the Walmart.

Well, the concrete walls are up and this will definitely be one store (not a strip mall). Looks like Kohl's is up and building. Also, Chase Bank started building next to Kohl's.

Is something going up next to the Burger King that is finally starting? Maybe it's just the parking lot for the BK, but it looks like another small restaurant could fit there.
