What is the average propert tax within the city limits of Rochester

within the city limits? Well it depends. In a nice neighborhood where the houses average between $100-$200k....property taxes would probably be in the $2500-$3500 range. Much lower than the suburbs (but much lower quality schools than the suburbs as well). In some of the really rough areas of the city there are houses with property taxes well below $1000...but that's NOT where you'd want to live.

Thanks I'minformed 2, I lived in Rochester for a year from 1982-83 on Monroe ave near Culver and I liked the City(suburbs included). I am thinking of Purchasing Real Estate for investment as well as contemplating a move from NYC. I don't think that property tax range of $2500-3500 is high considering the type of house you get for the money of $200K. In NYC the average home price is appx $550k and that is not in a good neighborhood and not much of a house either...again thanks for the info.

This information is not completely correct. For a $200,000 house in the city, your property taxes would be just under $8,000 including the school tax component. Rochester's tax rate, counting city, county, and school taxes, is $39.48 per $1000. This will be reduced some by STAR, which I assume you are aware of being in NYC. To give you a target, I am paying just under $8,000 for a home assessed at $190,000 in the Park Avenue area (Rutgers Street not counting STAR or any other deduction).

Just spoke with a co-worker from Denver..she owns a $480K home (both have good jobs)..Her property tax is around $2500.00

I told her that a 480K home in rochester would cost her above 10K..she nearly flipped..We get taxed way too much up here.......We have high, property tax, school tax, income tax, sales tax. Pay a steep price for the thruway. And our gas prices are way too high compared to most of the country...


I've researched alot of cities, and we have some of the highest taxes around... too high fo me to stay for much longer..Besides the weather blues...

like i said...i agree our taxes are way too high. But even with our tax burden, we still have a lower cost of living than most of the rest of the country. And better schools, and a more stable real estate market, and our weather is actually beautiful from May to October.

Tell her what it would cost to buy a similar home in Rochester and she would probably flip over that too. With the housing boom gone, and many markets loosing value, the Upstate NY markets are virtually untouched. We are very fortunate in that case.

Wow, I can't imagine what a 480K home around here would look like. I have some friends with 300K homes and they are out of this world.
