Am going to look at a FSBO. Sellers are offering only 1%. Its a USDA loan so I'm not spending much at the onset. Just in case it ends up being a house I'd consider, what are my options for getting my agent 3%? Or is he going to expect 6% since there is no other agent to split it with??

Have them pay 2% of the sales price towards your closing costs then you pay your agent the 2%. This may or may not work, if you write this in the contract don't mention you will be paying the agent yourself.

Ask your agent make the initial contact with the seller and negotiate his own fee.

All of this presumes the seller has sufficient equity in the property to pay more or can do so, out of pocket.
