You don't have to pay us anything! But it would be best to know ahead of time what you will say when a Realtor calls and asks. If I were you, I would find out what the big real estate companies in your area are offering, and try to offer the same. For example, if they are paying a 3% co-op, you might consider it too. Although, like I said, you aren't at all required. Most around my area are either 3 or 3.5%. Your area might be different. There is a form that the Realtor would probably like signed before they show your house, the Realtor should have this. They just want to protect themselves, which I'm sure you understand.
You will also want to figure out ahead of time what you will say when the Realtors start to call you to talk about listing the home. Do you want to take their card, and keep them for if you ever do decide to talk to Realtors? Do you want to show them your home in case they might really have a buyer that would like it? Do you want to flat-out turn them down? It would probably be easier for you if you think of it before it starts happening.
You should offer whatever is competative for your area.
Put your commission offering on ALL of your advertising. If you say "willing to cooperate with brokers, offering x%" I am more likely to call you than the person who says nothing.
I always offered 3% to the buyers agent, the same as they would get with another transaction. I also offered 3% to the buyer if the came without a realtor.
Put whatever you want to offer in every add or flyer, it will help a lot.
In Minneapolis it ranges from 2.5% - 3.0% (some exceptions of course) but the average is 2.7%. As others said, go with what the average in your community is.

Since commissions are negotiable, advertise that you will work with Agents. Do not advertise the commission amount. Let the Agent negotiate the commission with you. If you can sell the agent on your ability to handle your side of the transaction, (if you can handle your side of the transaction) and let the agent handle the other side, you'll be OK. The primary concern of Brokers when dealing with FSBO's, is the ability of the seller to handle the listing side of the transaction.
That is a really basic question. If you have to ask that then I agree with the above poster that recommends hiring a professional.
