Hello all, I will be selling my home in central NJ next year (no MLS, no flat fee service, etc.) and looking for some guidelines. Needless to say, I've been getting advice from all ends of the spectrum. Specs on the house: $360K price range, move-in condition (new everything), upscale community with HOA ($400+) and there are always people looking to buy in my community. The suggestions I've gotten were between 1.5-3%. I have already read all of the threads regarding why an agent is not motivated to show a FSBO, but I would still like to see some opinions on suggested commission.
How can you get the word out to agents w/o listing it on MLS?
I would pay the going rate as if I were the RE agent and the buyers' agents got the other half....
The big question was asked above: How do you get the information out to agents that your home is available? It won't matter what rate of "agent protection" you offer if the agent has no idea the home is one the market, etc. I have seen a lot of different attempts for FSBO's to get agent attention but most have been failures. Signs, email campaigns, flyers, etc. Most agents do not go beyond an MLS search to find available homes.

I was asking in case the situation arises that an agent comes to solicit me for the listing and I need to provide the commish I would be paying. I am not overly concerned about getting traffic to my home based on my location and my timeframe. My biggest concern is the appraisal.
What worries you about the appraisal? Surely if you're selling your house on your own, you won't be making the mistake of overpricing your house... Make it the best deal in the area, spend a couple hundred bucks and hire your own appraiser. And while you're at it, have a thorough home inspection as well...
