But even if I did not have a buyer's agent, what is to stop me from going to see one of your listings right now? I just call you up, set an appointment, and go.
If you don't want to show houses to people like me, then I guess you'll have to require a pre-approval letter of everyone you show to, at every price point (700k homes here do not require any such thing). ...
I am not wasting anyone's time, except my own..
Actually, I do require a pre-app to show the listings. I do screen but likely you'd slip through anyway because you have your ducks in a row and a pre-app. Fortunately, people like you are few and far between.
I'm amazed that your buyer agent tolerates this. I'm amazed that you have so much free time. You would be wasting my time and my sellers time. I'm amazed I replied because I suspect some trolling going on.
I think those are the same people that email you when you have something to sell on Craigslist and tell you you are all wet with your price for whatever....stereo equipment, computers, etc. They see a picture...don't ever want to know where the item is located and then try to beat you up on price. I don't know why you or your agent would pay attention to nameless, faceless people. If you are having a good number of showings and all you get is "nice house"....time for a price reduction. Something is bringing them in....curb appeal, neighborhood....and they can afford the price you have on it, but the house isn't living up to the price. Perhaps they expected more....need to be in a lower bracket.
I understand that some of you may think I am wasting other people's time and that I am not a "ready and willing buyer," but I was only responding to dispel the oft-cited notion on this forum that people don't show interest in overpriced homes. Clearly that is not the case. I would guess that there are many many people just like me, going to showings with no intention of buying. In fact, I just drove by a severely overpriced home today as I prepare to call the listing agent in order to make an appt. to go see it tomorrow. Yes I have a lot of free time and no there is nothing that anyone can do about it! Again, I am not interested in buying this house, but I am interested in seeing the remodel job inside. HOWEVER: you never know if I will end up buying this house. you never know if it gets reduced. you never know if I will fall in love with it and be willing to stretch my budget. you never know what they will take. I am sure that you agents know there is a degree of uncertainty to every listing. If you don't want to show houses to people who are just kicking tires, don't go into real estate!
