Sellers forget that if home buyers didn't drive up the market there house wouldn't have been valued as high in 05-06 to begin with. Because these buyers drove the market up, someones house went from 200k to 400k in a matter of 5 years. (In NJ some went from 200k to 600k in 5 years) Realistically it should have only been worth 250k in 5 years. And now todays sellers think that the 400k price is what their house is worth and are blaming the 05-06 buyers for crashing their phantom prices.
Humm.......

I am hearing this complaint from sellers all over....bashing the buyers back in 05-06...and I laugh to myself because they fair to recognize this.
Common sense people

So thank the buyers from 05-06 for making your property that valuable in the first place...especially all the lucky ones who got to sell high.
Now hopefully todays buyers can help put things back where they should be.

It's a pet peeve of mine, too. Very basic questions:

The age of the roof ?
Where is the septic field?
When was it last pumped?
Where's the most recent survey?
Where are the HOA docs?

7/10 times, the listing agent does not know. As an aside, Open houses tend to be sat by other agents in the office. Oftentimes, the first time that agent has seen the house is when they unlock the door, for the open house.

Some listing agents take the position that if they ask no questions of the seller, the seller will tell no lies. It's a potential liability issue.

On the other hand, all agents know that there are information junkies out there whose primary objective( hobby) is to see properties and collect data, not the same thing as buying property. That a walk in at an Open House needs to know exactly where the septic field is, right now, is not reasonable, given that the walk in is unlikely to write an offer on the spot, based on the response.

Make sure you check for rules on wetlands, easements, streams and zoning. Some neighborhoods you can't put up a fence....if there is an easement you may not be able to build certain things either. Streams and wetlands have buffer zones. Spoke to someone from the DEP who stated that all wetlands have either a 50ft or 150ft buffer zone that you may not be able to build anything on (pool, fence, shed, deck). Not sure what the stream buffer zones are.
Oil tanks...make sure they have been removed. If not removed make sure there was a state certified soil testing done. For future resale it is best to be removed so you may have to take on this cost.
