When you say that your counter is full price plus closing costs, do you mean you countered with a contract price of list + $5000 with $5000 being credit back at closing towards closing costs? This would mean they "borrow" the closing costs in order to get the cash for closing and you get your net amount of full price.
If so, this is pretty standard where I live when the buyers need the cash and the sellers want more net. The sales price is higher so the loan amount can be higher but the difference is giving as credit (essentially) cash to cover closing costs.
One thing I wanted to post earlier and couldn't not, because my wife is sensitive and was reading these posts, is my wife is a "collector" and has a hard time letting go of things. That is why we are going to have a bumpy ride trying to be ready to move in 3 weeks.
And for that stress and first show first offer I want full price for my time premium, because it will be rough dealing with her stuff in 3 weeks. Not hoarding but collected a lot of stuff.

That is a very difficult situation.
It certainly would have been best to have her begin packing things away in advance of listing, but that is a moot point now.
It certainly is not the easiest way to do it, but maybe if you start now, packing a bit every hour, you can do it.
