Heres a scenario. I am looking at two houses, both very similar in features and in the same community, both now asking 550k after dropping the price a couple of times. Both have been on the market for ~ 6 months. The first SFR was bought in 2005 for 650k (2nd owner), the second SFR was bought in 2002 for 389k (original owner). They were both built in 2002.

Question: If I were to offer say 500k on both these houses, which seller would be the most likely to accept?

Wow....there are other factors out there than just the price. If one of the sellers has a job transfer or lost a job.....maybe one of the sellers is getting ready to retire.....maybe a divorce.

IMO, it would depend more on their motivation to sell vs the price.

Again, not enough details to know anything for sure, but as long as we're just speculating.

The first owner seems more motivated, if they're listing price is already 100k lower than than their purchase price.

nope=- i say the second, they will make more money$$$$$$$$$$$

Default Wish I had more info ...

I don't know why they are selling, but they dont seem to be going into foreclosure and both houses are in mint shape and both are occupied. Since they both have been dropping prices for 6 months I figure both are very keen on selling soon. This is in San Diego btw.

My thought is that the 2nd seller would be more flexible as they would still make money, while the 1st seller is already popping antacids ...

Simple, flip a coin and make an offer. If it doesn't fly,
Make an offer on the other. Don't try to second guess
people. You never know.

Is there one that has a more attractive interior ie: paint, fixtures, landscaping, etc.? Make a list of things you would change in each house and compare the costs....that could make the decision easier.
