I am getting ready to close on the sale of my home next Friday. I plan to be out by Thursday morning and will then have the place cleaned. What is the law for final walk thru inspections? Can I request that they do their walk through on Thursday? I really don't want to deal with the buyers while I'm in a mess with moving (boxes, trash, trucks, kids, dogs.....ughh). TIA

There is no "law", the requirements for walk throughs should be spelled out in your purchase contract. Your agent and the buyer's agent (if you each have one) should discuss and agree on a date and time.

The standard form in CA says within the last 5 days before closing. I would certainly suggest that your Thursday request would be honored, buyers don't generally want to have to walk through the clutter that comes with moving out. let your agent know your intentions and they can advise the buyers agent of your preference.

The walk through is merely to determine that the home is in the same condition as when the original offer was accepted.

I agree w DMenscha. The buyers would probably prefer to do the final walkthrough when the house is empty and clean. Then they can see exactly what the house would look like when the get possession. We recommend to clients to wait until the day before signing closing docs b/c the vandalism we've seen on empty houses in the few days between the walkthrough and the close.
