And the price drops again. Im afraid this has been a hard lesson on location...location....location. This whole area is full of flips; it seems more go on the market every day. This one https://www.zillow.com/homes/for_sal...t/15_zm/0_mmm/ right around the corner has had drastic drops, from originally $324,900 in August to now $211,900. They are obviously just trying to get it sold any way they can. The gentrification of this area seems to have gone faster than the demand for houses there.

The zillow listing shows 7 drops in price since first listed in June. I dont know if they are still low enough to entice an offer, since other houses in the area without that kind of location are at that same price, or lower. who has told you that dropping the price in haphazard ways and increments is the right thing to do?

what's the psychological or even search results difference between $269,900 and $264,900?

I have a spreadsheet with 800 rows that contains every new build and major renovation in my neighborhood done during this century. I track all the sales. I have columns for: price, sqft, basement, 3rd floor/deck, WalkScore, zoning.

I'm guessing OP has realized their (unfortunately very expensive) mistake. They haven't commented here in months after reading the feedback.

I'd bet they get a renter in there soon.

Holy crapola - property taxes of $4600 on a $200K (maybe) house.
While this neighborhood may be gentrifying, the pioneers will obviously have arrows in their bodies.
