I've really come to like the River's Edge neighborhood in northern Durham and have kept a close eye on the listings there for a while. I've noticed in the last 2 weeks or so that three new resale listings have popped on the MLS. There are now 4 resale and 7 new construction listings...a lot for a neighborhood with only 49 lots. Worse yet is that only one home has sold in that neighborhood since we started looking at it back in September, and that was a home that had been in builder inventory for two years.

I realize that homes in the $400k-600k price range have been moving slowly in this market, particularly in northern Durham. However, I have to wonder if there's something "wrong" with this neighborhood and if there it, I certainly want to find out what it is before potentially buying a home there.

Anybody know what's happening?

I think it is just a matter of location. While there are some people (like myself) who love that area, many people don't think there is "anything to do", and would prefer to be near Southpoint. With the new Harris Teeter finally under construction, and a few other retail options being discussed, I think things will change in the long term, but it's always been that people want more retail and retail wants more people.
