If you or someone you know lives in a subdivision in the 27613, 27614, 27615, 27616, or 27587 zip code areas and are paying HOA fees, can you please share what neighborhood you are in and what your monthly or annual fees are? We would like to get a feel for what fees to expect if we move to one of these areas. Also, if we were to purchase a vacant lot in one of these neighborhoods, would we be expected to pay the full HOA fees even if we did not build for the next few years?
HOA fees vary widely, and depend on the level of services the HOA covers.
You can often find fee amounts on real estate agents' websites when searching for homes, usually including what the fees cover.
I second what Mike said, they definitely vary! And, yes, you pay HOA fees even if own a lot, because you are a "homeowner". I will tell you what I pay, I live in wake forest (not the town of), in a neighborhood of 60 homes, we have no amenities (no pool, no greenway, nothing nada) and we pay 350 a year. Our fees are due in a lump sum every january.
My sister lives in wake forest as well, in the town limits, in a large neighborhood with no amenities (but greenway access) and she pays nothing! They have an hoa, but no board and no one really wants to start one, so they simply live and let live.
We live in NE Raleigh in the 27616 area code and our neighborhood has quite a few amenities (two pools, large club house with game rooms, tennis courts, basketball courts, soccer field, etc etc) and we pay 320 twice a year.
Part of that also goes towards our lifestyle coordinator who puts together activities and other groups that do things throughout the month.

Oh, but the HOA has an email list so neighbors can communicate. lol

if you're paying $350 a year, in a neighborhood of > 30 homes, and getting nothing, you need to run for the HOA and dissolve it. Or, enjoy the high pay they're getting.
I know of neighborhoods with entrance common areas and a social schedule (ie, holiday parties paid for) that are < $300/yr

When my lease is up, its the homes owners problem. Luckily, its part of rent where he pays it out of his pocket, I'd be the Chairman of the Board to dissolve the stupid thing in a heartbeat otherwise.
27613. A large subdivision (over 1500 homes). Voluntary HOA. $20 per year for signage in a few spots, social events, and coordination of issues with the city. No connection between the HOA and the nearby pool and tennis club.
I just don't know what information this survey is going to give you that's in any way useful. You'll find neighborhoods with HOA fees ranging from $0 to $1000 within those zipcodes.
