We will be in town for the Hopscotch festival, but are planning on spending Sunday and early Monday looking at neighborhoods to move to in Durham and Chapel Hill.

We have been to, (and will look again) at Trinity, Old North, Watts and the area just south of I-40 and 15-501. But we were wondering if there are any areas that we are unaware of or haven't thought about.

What we're looking, (or not looking) for:

1. Good public schools- we have an 8 yr old in 3rd grade. (Magnet schools not really a concern right now). We know the Chapel Hill ranks higest in the state, but we just aren't as familiar with the neighborhoods.

2. No HOA's.

3. Employment will most likely be at or near RTP, and wish to keep commute around 20 minutes.

4. We will be renting, looking for 3 bedrooms, garage preferred, <$1200 a month, a small dog and 2 cats. We also prefer older houses. (No condos or townhouses).

5. We are, "foodies". I'm a chef, and we will spend a lot of time in both cities dining, shopping and working. Durham has a slight advantage in practice.

6. My wife and I are in our early 40's, and we have both lived in gentrified neighborhoods. We are not opposed to the idea, but we also enjoy a little peace and quiet at night.

7. And if it helps; I used to work for a company based in Carborro, and used to visit the area for business a couple of times a year. I have been looking at moving to the Triangle for over 12 years. We're not a couple of, "Johnny come lately's" who hate where we come from that read a "Top 10 Cities" list and suddenly decided to move. So we are familiar with the area, yet I have to admit that I only know what I know. Also, my past interest was as a single male, so details like schools, taxes, proximity to anything and saftey weren't exactly on my radar.

Garages will be tough in historic Durham neighborhoods, but a lot of houses have sheds. If you're looking for a place to store your stuff, then you won't have a problem.

You should add Duke Park to your list, especially the areas in the Club Blvd Elementary walk zone.
