Im moving out to the Phoenix suburbs in a few months with my wife and son. I'm looking for a 4 bedroom with no pool for around $200000 and was thinking about Surprise. I've been out there a few times but haven't been to to all the neighboring cities. Any advice?

Don't restrict yourself to the West Valley; in the East Valley, Chandler, Gilbert, and east Mesa are nice areas.

Surprise is nice, but 95% of the valleys suburbs are also nice. It would help if we knew your specific requirements like where you will be working, schools, medical needs etc etc. Then some ideas will be floated your way. You don't want to be working on one side of town while working on the other side, your commute could be horrible.

I'm in sales so I'll find a job. I currently am a Field Energy Consultant for a commercial solar company. My wife will be retired from Honda.

You won't get a 4 bedroom house for $200k in the "nicest suburb areas". Maybe in the boonies.

A lot of what you will find in that price range will be an older home, but you can still find them in a nice suburban area for that price.

It depends what you consider "nice" and what your constraints are. We live in Surprise in this neighborhood Homes in Surprise, AZ | Surprise, Arizona Real Estate | Marley Park . To my eyes, a master planned communities was a must. If you are thinking about Surprise, make sure you check out Marley Park. The reason master planned is because nearly all newer AZ neighborhoods are a sea of brown homes and are not that interesting to look at. Most older homes in your price range are a ranch style typical AZ home you envisioned in the 60's-70's.

So I considered Verrado in Buckeye Verrado | Life at Verrado - Verrado, Vistancia in Peoria New Homes and Houses for Sale in Peoria, AZ | Vistancia Power Ranch in Gilbert Welcome to Power Ranch, Estrella in Goodyear Estrella by Newland Communities. Note: all of these spots are in the fringes. But I could easily live in any one of these communities. If I had to drive everyday in the traffic, I would not have chosen my home location.

So as others have said in the past, you would be wise to rent something for a year and see how you like the area. I enjoy Surprise a lot and because I like the newer look. But if I wanted to drive to Mesa, it's an hour away without traffic. So if you get a sales gig that mandates you to drive more on the east side of town, then pick Gilbert. Right now you are going to guess. Hence, rent 1st!
