Agreed.

On a side note though, they really did an awful job of the Coke and Eagles ad renders. They wouldn't look like that because they'd be animated and those look painted on.

There was an article about the new building to replace the god awful Girard Trust block (1200 block of Market). Can't remember where the article was, but I believe they mentioned the developers had secured financing for the project or some such thing. Good news if you can believe it, I was starting to worry that it had become another casualty of the financial crisis.

While not the tallest building, only sitting at 125 feet, the Divine Lorraine is a legend in Philadelphia. To the south, he has a clear view of two nearby old factories in the 600 block of North Broad that he has already converted into loft apartments.
To the north, he can see the cranes rising over new projects on the campus of Temple University.
"Think about what is happening on North Broad Street," Blumenfeld said. "This could be transformational. We're only halfway there."

I agree with your comment on the potential of this location. But it's going to take more than bright lights touting the Eagles and Coke to make it a destination. Times Square would not be what it is if at the base of all that glitz there was a a KMart, Butlington Coat Factory, shady electronics outlets and a dozen seedy dollar stores. Bake the cake then put the icing on it: Street level retail needs to take a significant step forward (and I'm not talking Marshall's) for Market East to be more than a place to quickly pass through. I'm hopeful the re-location of the Inquirer offices can be a catalyst for such upgrades.
