Good point, but what options does the city have?

Actually, in both of the cases we're talking about, the ZBA could have denied the variances the projects needed. Westtown Township did this (with conditional use permits that were required there) to torpedo Toll's attempt to turn Crebilly Farm into a subdivision.

Maybe the ZBA should consider doing this going forward on any Toll project in the city that calls for the demolition of an existing structure.

At least their luxury unit. Through all of this, I have learned that Toll is a big enough company that they have wholly independent business units. The "city living" division got right to work on the big apartment building on North Broad. The "Luxury Living" division apparently will not break ground until they have some sort of financial understanding.

In any case, though, Jewelers Row should have been 100% historically designated already. Just another fail of the Kenney years. That's why I will never vote for Gym Kenney

Toll has the money to build this building no matter which division, and rentals or condos would do well at this location. I think they underscore the Center City market.

But yes, some of the blame is misplaced, the city is good at playing the "look over there" game and largely escapes warranted criticisms. Jewelers Row and U City Townhomes are perfect examples.

Helen Kenney has a better ring (I assume you were taking a jab at her).

lol I like the Gym Kenney because it's the "real" name, but yeah, anything that makes people realize that a vote for Gym is a vote for more of the same (the same taken to an extreme level basically)

The worst part about the whole Toll situation too was it was 4 buildings that came down. 702,704,706, and 708. That was a hell of a thing for the ZBA to authorize.

I'm not sure what the city could have done differently in the UC Townhomes matter. The tenants soured their own deal by demanding more money after getting everything they said they wanted, including new homes right next to where they were living. Then, when the developer refused the additional demand, they go demonizing the developer for doing what the law governing affordable housing subsidies allows, and they then toss Penn (which had nothing to do with any of this) in for good measure. Gauthier then joins them.

Gauthier was always against the lawful sale of the property. She failed on all accounts to act as a pragmatic elected official and instead wore her social justice warrior hat, and here we are...

More info...

Jewelers' Row merchants 'very pleased' by Pearl Properties purchase of vacant Toll Brothers site

https://www.bizjournals.com/philadel...Pos=0#cxrecs_s

With a new building possibly under construction by mid-2023, it's "one of the better case scenarios" as Jewelers' Row businesses recover from Covid-19 fallout, Goldberg said.

Goldberg said Pearlstein’s plans aren’t finalized but the developer would take the next six months to work on the plan and could start construction around that time.

Fort Washington-based Toll Brothers planned for its project to have 63 condos and stand 307 feet tall. The future development could be something similar to what Toll Brothers proposed with luxury residential units and retail or a restaurant on the ground floor, Goldberg said.

Is it possible to have a worse reputation in this town?
