34714 is mostly short-term rental communities.

There are a couple low income apartment complexes that between them produce about half of the crime in Clermont as well.

Tradd's Landing, Sawgrass Bay, and Eagle Ridge are all decent neighborhoods, but be careful with Tradd's Landing, they've had some HOA problems and there are a lot of foreclosures in there. Eagle Ridge is zoned for short term, but is mostly owner occupied. I know someone who lives there and likes it.

Greater Groves subdivision is also good. We have lived here for 2 years. Very quiet neigborhood. There are quite a few houses for sale; however, this whole area has many vacant houses due to the economy. I know several people living in Tradd's Landing, and they do not have any problems. Greater Groves has nice size lots, and you are not on top of your neighbor. We also got a lower rate on our homeowner's insurance because of the building material used on the roof. (sorry, that is a bit generic - info came from agent at our insurance company - we got a refund check after our policy was paid because when the house was inspected, it was determined the builder used a better material than originally thought; hence, the refund.)

Oh, and we also have children. We are very happy with the schools in this area - Sawgrass Bay Elementary has excellent teachers, and the students are a good group of children. They do no tolerate any bullying in the school, and my children have not had any major issues with classmates.

I would be very leery living in any subdivision with a large number of vacant homes and foreclosures. A high number of foreclosures often leads to a HOA with financial problems and higher dues for other residents. Use caution buying into a neighborhood with a lot of foreclosures and non-owner occupied homes.

Sawgrass Bay is spposed to be a good elementary school, but then again all Clermont elementary's are "A" rated.
