You are absolutly correct, it is cheaper to buy a house with a pool than to add one, and the reason for this is the point i made previously. Pools do not add value to a property purely and simply because the running costs involved are a drain. You cannot decide once day that you are going to stop running it otherwise you will have a big black/green mess in your yard. They dont add value so interms of buying resale yes it would be approx the same price as a home without a pool assuming the comps were identical. Also keep in mind your tax bill aswell. If you buy a home already with a pool or a brand new home and upgrade so the builder will put the pool in, your tax bill will be lower. If you buy a home without a pool, the home is already assessed at a certain level. As soon as you install a pool, they reassess it higher. So interms of tax it is cheaper to buy a home be it brand new or resale with a pool already built.

Someone from this forum told me the same thing in private emails. And it's not that I didn't believe him, I just wanted more opinions on the subject. So thank you 'someone'.

I think I want a private pool when we move to FL.
