I'm a relative newcomer but if I was commuting to cap hill and had your budget I would do falls church. Being closer in on the orange line makes a real difference for the commute and from what I've heard the schools are excellent there.

It's been renewed for everyone on a year by year basis. I wouldn't count on it too much past the Silver Line opening, at least on 267/66.

Those who live in the (small) City of Falls Church proper (plus a few people from just over the border and a few tuition-paying applicants) attend the Falls Church City Public Schools (FCCPS) system which is excellent. The Fairfax County Public Schools (FCPS) system is also at least very good, but some of the schools that serve areas having a Falls Church mailing address while not being a part of the City-proper have not been among the system's top performers.

Yes, the further in along the Orange Line you go, the shorter the trip to Capitol South. Which is one reason why real estate values tend to increase at the same time.

If you do look at homes in Falls Church City, do a variety of searches to find all of the homes within that school district. On franklymls.com I search "Mason, Henderson" which are the two upper grade schools (FCC only has one school per level- which are all great). Or, because some realtors don't enter the school info for liability sake (seriously, I know right) look under the zip of 22046. However, there are a few homes in the 22046 zip that are over the boarder in Fairfax and not part of FCC. If you can find a FCC home with a terrible realtor that has not made it clear that the home is in FCC (therefore not as many people are not finding it on the web), you will have much less competition for it.
