In addition to the new highrises, Greensboro is picking up a lot of infill midrise projects which adds to the density of its skyline. We all love the towers but the secret to having a great skyline is having buildings that vary in height. 6 and 7 story buildings are just as important.

the confirmed development of a few high rises are nice too, westin, carroll south, etc.

And whatever will go on the newsandreccord site.

John Kane and Steve Malik have reportedly now assembled more than 60 acres for their mixed use & soccer stadium complex just south of downtown Raleigh proper. From a podcast I heard, they would like to assemble even more land. It's not public information yet as to where exactly all of the land is, but it's anchored by a 40 acre assemblage around Penmarc Drive that was owned by the estate of one family.
Along with other projects previously announced, the one mile corridor along S. Saunders/McDowell St., between downtown and I40 is going to see a significant "gateway" transformation in the coming years.

Why go anywhere else when you can defer any tax gains that area?

Charlotte's Unified Development Ordinance

For example, in the Transit Urban Center district, the category that allows for the tallest buildings, developers have the right to build up to 130 feet. That translates to around 10 stories. But they can build up to 300 feet under the bonus height system, unless the building is within a quarter of a mile walking distance to a rapid transit station, in which case the height is unlimited.
Unlimited height within 1/4 mile of stations

Steak 48 a concept by Mastro's Restaurants, will lease 9,100 square feet at the $185 million Apex SouthPark project by developer Childress Klein and real estate private equity group Ascentris. It's the first confirmed tenant for the development, which will include 345 apartments, a 175-room Hyatt Centric hotel and 73,000 square feet of retail and restaurant space — in addition to a new worship center for SouthPark Church.
Apex SouthPark began construction about a year ago on a 5.5-acre site at the corner of Sharon Road and Morrison Boulevard, the longtime home of the former Sharon United Methodist Church, now SouthPark Church. Steak 48 will be along the Sharon Road frontage of the project.

A couple years ago, I would’ve thought Raleigh and Charlotte were equal for MLS.


Now. I just feel like no way Raleigh is getting MLS over CLT. Yes, I have that much confidence in Tepper
