Spanish Harlem, a little ghetto over there. I would take the risk though. Ten years that condo might be worth at least 25% more. Worst case scenario you break even. I don't think you can say that about a lot of property nowadays. IMO.
if you like the ghetto lifestyle, go for it, if safety and quality of life are important to you look elswhere

It's Manhattan, close to the Upper East Side/Spanish Harlem "border" (which by the way has now extended from around 86 to maybe 96 Street or whatever.
You will likely make an excellent return on your investment. Manhattan is pretty much gold, no matter what area you are talking about...even the ones not yet fully gentrified. And this is close to an exceedingly gentrified area (actually, it was "always" considered a good, safe area from way, way back). If they are building condos there, I'd say it's virtually a done deal already.

And I've lived and worked in NYC longer than you've been with us on this planet
and lastly if don't think 110 and 3 is ghetto living, we have a huge perception problem here
