PMFJI, but I too have an affinity for the beach and for the Rockaways in general. I like the isolation and the devolution of much of the beach area from seaside playground to more natural and preserved state.
At 300K you should be quite capable of finding a relatively nice coop/condo. There are brand new buildings and older conversions. I'd start in the area of Beach 116th Street and work a 5 blocks east and similarly west.
Also, a bit further east, as 7th already mentioned is the new development Arverne by the Sea. Go see it, even if you can't afford it, it'll show you what the possibilities for the area once the economy turns. Also, there are condos/coops that are a part of the development which I believe are in your range.
Also, Averne's developers, this past summer opened up a new area of more affordable 2 story condo homes on beach blocks. I believe they were in the $150K range. Not as nice as the main Arverne development, but worth the money its not bad. I would have purchase myself if not for thr GF, who hates the beach and is nix on the Rockaways.
She hasn't ever seen the inside of Arverne, and certainly not the second stage homes which have redesigned interiors.

Lastly, I suspect that you may be a bit confused regarding Dayton Towers. It was built years ago with Mitchell Lama funding, but became cooperative long ago. For many years it was the only fair place to live on that part of the pennisuila. It is a very nice coop, and the residents are quite guarded to its quality and maintenance (a bit insular though).
7th seems to know the area quite well, but in my specifically unknowing opinion is a bit jaded having lived through the worst period of the Rockaways history. The truth is that the NYCHA projects are there, but predominantly are located on the other side of the tracks. Drugs are existant along with drug crews, but as long as your not involved and have no reason to go into the Projects there should be no problem.
That is, IMO, as long as you stay off the subway. Out there I'd lead a car-centric lifestyle. If necessary I'd drive to a different subway in another neighborhood, JMO.
The Rockaways are the most economical beach option in the tri-state area. Though as with everything in NYC there are compromises to be made.

I noticed the seclusion and proximity to Long Island and figured it would be better than the rest of Far Rockaway.

I have lived in the Rockaways most of up life and my mom still lives there. Currently I am in the process of selling my mom's 3- level condo which is on 16th off seagirt blvd. It It is 3 bedroom 2 baths. It has a private garage, renovated kitchen, finished basement and is one block from the beach. I am in the process of listing it with an agent but if you are interested let me know. I am asking $375K. Maint is $400 a month.
