I am planning to buy a house in Mounmouth county. However since I am not planning to have kids for a while, the availability of good schools is not important to me. I am looking for a great town (clean, neat, with easy access to major highways,...), but I do not want to pay the taxes towns like Holmdel or Howel demand (I've seen great houses within my budget, but taxes are above $10k/year in many cases for a house worth less than $500k!).

What would you consider low property taxes? Monmouth County is expensive no matter which way you slice the pie. Can you give us some more info on where you'll be commuting to?

If your looking near the Howell area you can look in Farmingdale. Englishtown as well.

There is NO such thing as LOW property tax in NJ. You will be paying RIDICULOUS money for property tax no matter where you live. Some towns may be better, but every homeowner in this state is getting RIPPED OFF!

Maybe an Eatontown, Tinton Falls, Red Bank would be lower then say a Holmdel or Colts Neck...

Ummm why? B/c the taxes in those towns tend to be lower then a Holmdel or a or a Colt's Neck that's why....@@

guess again, the more affluent towns usually have a lower tax rate because the home values are higher

the tax rate is, if you have a house worth 500k in eatontown and a house worth 500k in colts neck the house in colts neck would have slightly lower taxes, granted a 500k house in etown might be larger than a 500k house is in CN but it's about tax rates, not house values

I know people who have had to sell their homes in Colts Neck due to the taxes ($20+K/year) and I've never heard of that problem in say an Eatontown. I'll grant you I don't know the specific statistics re: the tax rates. I just know from a real life perspective what is out there to buy and the diversity available in an Eatontown is much better then a Colts Neck or a Holmdel, if you are not concerned about school district that is.
