Just did a quick search on Prudential's site, active Cinna listings:

2,100 square foot 4 bedroom cape with $7K - 2006 taxes

4 bedroom, bi-level, 2000 square feet, with no basement $6K - 2007 taxes

4 bedroom, 2,070 square feet, 1 car garage, $7K - 2007 taxes

It stands to reason you could find 1,800 square feet around $5K, but 1,800 square feet and below is SMALL.

Just for fun - Comparable homes in Clinton, NJ

4 bedroom, one story raised rancher, almost an acre lot, finished basement, taxes $7.5K 2007

3 bedroom rancher, finished basement, taxes $6.5K, 2007

4 bedroom, bi-level, 1.5 acre lot, finished basement, 1 car garage, taxes $6.6K, 2007

Doesn't look a lot different to me.

i have family that met the criteria i posted. and if i'm not mistaken, billb fits it as well.

1800 sq ft isn't small to me, so we'll just have to agree to disagree on that point - and why i said "depends on your definition of "small"".

That's cool. My house is about 2,000 square feet with no garage and I pay $8K in taxes.
