FP is an excellent community. I use to live in Morristown and have many friends that live in the area (Chatham, Madison, Basking Ridge, Florham Park, etc.). One of my best friends lives in FP. It is a very nice town, nice people, lots of trees, a good sense of community among the residents. There has been a fair amount of tear downs going on. People are moving into FP and tearing down the prior home and building a larger home with a better floor plan. This trend supports that FP is a desirable town. Part of the reason is that you get a pretty decent size of land compared to Chatham, Summit or Madison. Also, less expensive than those communities. My friend's neighorhood is great. Lots of trees, the homes are set back from the streets and he is close to the center of town. He's in a neighborhood off Afton and Ridgedale.

It all depends on where in relation to Washington Elementary the home is located. The area just west of the school, (Aubrey, Plain, Miele, Lewis) are mostly older homes densely packed in on city lots. Several of the older homes which were in disrepair have been torn down and new homes built. While this area is not bad, it is not the most desirable. The area to the east/north east of the school is nicer and less crowded. There are quite a few wonderful large old homes on beautiful spacious lots. In general the closer you get to the golf course/country club, and Millburn the more "large and stately" the homes are. This is the area one would consider to be the "rich part of town".

KoalaNJ~ I checked out the homes on the east of WES and they are gorgeous...and unfortunately out of my price range. If I could only afford one of the "city lots" will it still be a safe and enjoyable area to live in?

budget at this time: $900,000-less than 1M. we found one we like in Summit, it is on the west side of 651 (Morris), updated adequately and has lots of character. good or no???
