Well it seems that a few of the postings I found were in "adult communities" but weren't very clearly categorized as such - which would explain why they were cheap. I work in Newark and my husband is trying to find work (in nonprofit fundraising) basically anywhere in the tri-state area at this point. We'll keep exploring this area since it's between NYC and Philly, but any other advice for areas commutable to the "hubs" that are both pleasant AND affordable?
Keep in mind I have no expertise on the subject whatsoever, but non-profit fundraising sounds like a niche job that would be difficult to find work in. I would reccommend staying closer to NYC, especially since you work in Newark.
I agree about the perceived quality of the schools affecting the prices.
From what I have seen, East Windsor prices are a good deal lower. Use zip code 08520 to search for houses. Mostly it is a very nice area with nice housing, but there are issues with it and the housing prices are definitely reflecting that.
Check the property taxes. The houses may be cheap; but given the schools in East Windsor, what you're paying in property taxes off set how much house you're getting.

Agreed. I saw some great houses there when I was thinking about moving to Mercer that were about 100K or more cheaper than their counterparts in West Windsor. Unfortunately, the quality of schools weren't worth what we would have been paying in taxes.
The high school is ranked 180 out of 322 in the state and is in the GH DFG. Wow, yeah East Windsor is a really crappy school system. Please. Enough of this over-emphasis on the school systems already.
