Hi everyone,

My wife and I are moving back to the East Coast and it has been 40 years since I lived in Brooklyn. We would like to be in a urban area but NYC is probably too dense for us. So we were thinking that Hoboken, Jersey City, and New Brunswick might be good alternatives. We will also be looking into White Plains. .

Education is not important nor is the bar scene. Availability/affordability of condo housing (comparatively, walkability, transportation into NYC for day trips, and local parks/recreation are of great interest. Any comparisons would be greatly appreciated. Comparison to White Plains would be a big plus. Thanks!

Well, if you are looking for a community with a lower population density than NYC, Hoboken should not be on your list!

The Mile Square City is the 4th most densely populated municipality in the US, at 30,239 people per sq mile. The only places that are more densely populated are Hoboken's neighbors to the west/northwest--Guttenberg, Union City, and West New York.

NYC is right below Hoboken in the rankings, at 26,402 per sq mi.

By comparison, here are the others from your list:
Jersey City 16,093
New Brunswick 10,558
White Plains 5,820

i believe white plains is nicer for a more sophisticated couple

Thanks for the recommendation. White Plains looks very nice and has most of the attributes we are looking for but the available condo inventory is limited so we are thinking that we may want to have an Option B and Option C. Appreciate the help.

when i lived in brooklyn we would drive up to that area every now and then. there are a couple of malls close to each other (westchester and something) and an IMAX theater we saw a couple of movies in. its a nicer, cleaner and more attractive area than the others listed.

For safety i would rank it like this.
1. White Plains & Hoboken
2. New York City (Queens being the safest borough)
3. New Brunswick
4. Jersey City (all but 2SQ mile are bad in JC)

In terms of Transportation coverage per city

1. Jersey City & Hoboken
2. New York City (Large gaps in parts of the outer boroughs)
3. White Plains
4. New Brunswick


In terms of a booming skyline excluding NYC

1. Jersey City - 25 High Rises and 4 skyscrapers planned by 2020
2. New Brunswick - 15 High rises and 1 Skyscraper planned by 2020
3. White Plains - 10 High rises planned by 2020
4. Hoboken - 3 High Rises planned by 2020

In terms of future Railway and transit projects to connect the city to more of the outside world

1. New York City - 2 Regional Railways and 2 Subway Extensions planned by 2020 with 15 infill stations
2. Jersey City - 3 Light Rail extensions , 5 infill stations and 1 Subway station planned by 2025
3. White Plains - 1 Bus Rapid Transit line , 1 Streetcar proposed by 2025
4. New Brunswick - 2 Bus Rapid Transit lines and 1 light Rail line by 2025
5. Hoboken - 3 New LRT stations by 2025

Best and least disturbed commute to the Hub areas of this region

1. Jersey City & Hoboken - 5-15 mins
2. White Plains - 25 mins
3. New Brunswick - 45 mins
