We need to constantly follow-up on the issues. We also submitted 30 days punch-list to Peter, the maintenance supervisor for Summerfields and Canal Walk complex. Although small issues have been taken care after few reminders, for the bigger ones he wants us to wait till a year, which we are not agreeing and plan to escalate. (Issue are not listed here as this website appears prominently in Google search).

Best way is to follow up with him by phone as well as by email, and if necessary, escalate to the developer level.

The laundry room is equipped with gas line connections. Electircal dryer will require to install a new 230 volt connection and operating cost of electric dryer is high compared to gas dryer. Go with gas dryer.

We've had a terrible experience thus far having our issues from the original walk-through and 30 day punch list addressed. We've almost been in our house for 120 days and with the exception of 2 minor issues, NOTHING has been fixed, and we had some major issues. We constantly used to call and email Bill, and since Peter has been here, we've called and left messages for him as well.

Unfortunately, since nothing has been resolved and no one is responding to us, we have contacted our attorney.

Default Closing Time

How long does the closing take once we all sit together to go over the document? And do we get the keys to the summerfields house same day right after closing? We have our closing shortly and are trying to understand the timing/schedule etc.,

Closing will take only about 1-2 hrs to go over with the documents and signing them. You will get key immediately at the end. If you sign-in closing before lunch, you can move to your new home after lunch, if desired.

Can anyone recommend an alarm monitor system in the area? Did you activate thru MS Audio? If you activated it else where, how much does it cost per month and is there a contact?

Snowpail:

We had alarm installed through MS Audio, with a secondary unit in upstair bedroom for any quick action. We have not opted for monitoring system, which MS Audio offered at $24.99 per month with no contract. I think ADT and Slomen Shield offers alarms for 29 or 39/month, but I am not sure.

We did not get monitoring service due to many false possible alarms. After Sandy storm, we were without power for 2 days and the alarm panel battery ran out and started making strange noise. It took a lot of time to figure out the cause, although monitoring service is helpful.

One new thing observed was that there is no wiring installed around windows. Instead, there is sensitive microphone installed in the center of the each first floor room, which can pick up noise of window glass breaking by the burglar and will activate the alarm.

the monthly 40 bucks fee includes street lights, garbage and other community maintenance i believe. Does it also cover street cleaning when it snows? Is anyone looking at full house generators?

You better check the HOA docs before installing a full house generator. I'm guessing they are not allowed.
