Hello all!!

Me and my family (wife, 13month old girl) are relocating for work to Nashville. I started my cursory look into neighborhoods and at first glance (and some recommendations) it looks like Franklin is the head of the pack. Some of the important things for us

1. Good / Quiet neighborhood to raise our daughter.
2. Good School system.
3. My wife likes to run, so the ability to run to a downtown or local coffee shop would be nice (5-7 miles away is fine).
4. Reasonable commute to Nashville (~30 minutes or less is fine). I usually leave for work around 6:30am.

My budget for a home : up to $850K max .. would rather spend closer to 500-600K.

any suggestions where to look in Franklin? Are there other areas we should be considering?

What size home?

Franklin runs $200/sq ft and up, with prices getting more expensive near downtown Franklin.

Some communities are less, like fieldstone farms and Ladd park.

We are looking between 3,000 -> 4500 sq ft. Preferably 5bed if possible, however, we could compromise for the right neighborhood/house.

We don’t require a big community, we actually want some space between our neighbors.

Surface traffic downtown is usually bad. You can spend 30 minutes just getting out of your parking garage and to the highway. I wouldn't go further than Brentwood and would consider parts of Nashville.

You can find good schools in Metro. Julia Green Elementary in Green Hills is a very good IB school, and both MLK Jr & Hume-Fogg are top quality magnet high schools that are as good or better than anything in the suburban counties.

I have the option of a flexible work schedule (e.g. I could go 7->3, 9->5, 10 -> 6, etc..) Is there a time where commute is not terrible? I have heard confusing things from people who work there currently (I had a few introductory telephone calls). They said the commute it not bad as long as you avoid that 1-2 rush hour window.

I have a Tesla, and I it sounds like they use to have a HOV program but was cancelled, I really hope they bring that back!

Is the problem the city traffic? Interchanges? Is there any planned work in the next few years to fix the issue?
