All of the above. There is certainly work ongoing and planned, but it's not really an issue that can be fixed, only managed.

The earlier you leave, the easier the commute. True rush "hour" on I-65 here seems to run 6:15-8:30.

If you rank your priorities the way I would, Brentwood would be your best choice, especially since you wouldn't have to worry about any magnet school lottery and testing issues, but because of how Brentwood's zoning is set up your wife would only be able to jog to a coffee shop from a very few neighborhoods.

Same issue with most of the good South Nash school districts.

What is a realistic commute time from the Cool Springs area if I leave outside that window? (e.g. 6am or 9am)?

I would be going downtown near Commerce St.

To be clear I would put more emphasis on a good place for my Wife and Child then me having a longer commute. I do have the ability to work-from-home as well so I would be able to avoid the commute a few days. That being said, I would like my commute to be closer to 30-45 minutes.

I also wonder how far a commute from Cool Springs to Berry Hill (5 miles south of downtown) would be? Moving to the area in several weeks.

Just getting off the freeway to 333 Commerce or 401 Commerce can be a good 15-30 minutes, depending on what is happening (and what streets are closed).



I live 10 minutes away (North Nashville) with no traffic and work in one of the above buildings. When there is traffic it often takes me 2-3 times as long to go the 4 or 5 blocks to/from the building as it does the rest of the drive home.

At 6am, 45min to a bit less than an hour. But it really varies day to day. There may be one day you can zip in around 30mins, but the next day it takes you an hour and a half. 9am would be a better time, probably closer to 40 minutes more reliably, but there always seems to be at least one weird backup for no reason at random times every week.

Have you looked at the Green Hills area of Nashville? That'd put you about 25-30 mins from downtown at rush hour with lots of high quality properties near an upscale commercial district.

It's good to be realistic, but I live in Cool Springs and it's never taken and hour and a half to get downtown, except in the case of a major accident. If there were NO traffic, it takes 20 minutes. On a typical day, I've spent 35-40 minutes getting to the Commerce St area, with clogs around OHB and Wedgewood. That nasty merge into I-40 as you enter downtown is usually slowed also.

If the OP has flexibility with the commute like he says, he should feel free to look anywhere in the top-rated Metro and northern Williamson school zones.

There is a study to match I-24 with parallel Murfreesboro road. If you are warned by overhead signs to get off the interstate, go north some distance, then get back on later. Same scene applies to I-65. You will learn what interchange goes over to Franklin Pike. At least in good traffic you may go 30-40 but not in school zones. From Commerce & 8th avenue past the roundabout then south. There may be some minor projects to strip & repave sections depending on potholes or winter freeze damages. There is a HOV lane separated only by a white line that gets ignored unless a trooper wants to write some tickets. In time there may be other projects to fix & widen ramps.

Before the virus it seems traffic was growing into the 2-3 hour range from 1-2 depending on wrecks.

One of the main problems in the I-65 & whatever junction is with traffic merging from the left or right then crossing a lane or 2 for your exit or to continue on the interstate. Going south you may have 2 lanes to split right from I-40 but you quickly lose the 2nd lane then merge left with traffic coming from the east.

There seems to be a-lot of disagreement ... I have one person telling me 2-3 hours, and others saying 30-40 minutes.

Problem with the Green Hills Area is poor high schools (3/10), would like to be in 5+ range (preferably 8+). I guess we could always consider private school, just not sure how much that runs? Any ideas?
