My wife and I are moving to Nashville in June of this year. We're incredibly excited to be moving, and now we're starting to look for housing. We eventually want to locate in Brentwood or Franklin once our daughter is school age, but for now I think we're more interested in living in Nashville around the West End/Hillsboro/Green Hills/8th South areas. We have considered buying now (5 year ARM since we'd move in ~4 years again) but we likely will end up renting. I would love to live in one of the new highrises downtown or in the Gulch, but there don't seem to be any 3 bedroom condos on those buildings, and with a dog, a daughter, and frequent family visitors we'd want at least 3 BRs to be comfortable. Instead we're looking at the above areas, but I'm having trouble finding a lot of rentals. Zillow and Trulia have some, and I've found a couple of property management companies with very limited offerings. I know there has to be hundreds of rentals out there in our desired location, but I don't know what the most efficient way of finding those rentals is. Do any of you have any experience on searching for rental homes in these areas? I've looked at Craigslist as well, but it's not the most efficient search engine and has no mapping capability. Is the demand in Nashville so high that landlords just put signs out and people drive by and see it that way?

I believe the Gulch condos fetch the highest price per sg. ft. in the city (even when compared to the most affluent 'hoods) so if you do find one large enough it won't be cheap. Try realtracs.com (filter for rentals) and hotpads.com. Hotpads is often out of date but does collect from a lot of sources. I think there's also a site that collects and maps from multiple sources (does anyone remember that site?).

Not sure exactly how up to date this is (CraigsList listings might not get removed) but I like the map visual.
