Try Northeast north of Broadway and east from the river to Central or in North on the S,T,U,V, and W Aves. north from 33rd Ave. Really if you can't find a house in a safe area for under 150k you aren't looking very hard or you have a unreal expectation of what is safe in an urban area.

There are a ton of SFH's on the market in Minneapolis under 150k in the following areas: North, Phillips, Camden, Northeast, Longfellow, Nokomis and Powderhorn. Out of those areas, the lowest crime areas would be Nokomis, Longfellow, Northeast and parts of Camden (especially the Victory neighborhood) and Powderhorn (especially the Standish neighborhod). I'd recommend searching in those areas if crime is your biggest concern.

I also saw a few houses in the Southwest part of the city listed for under 150k. If you can find a house in good shape in that price range I'd jump on it, as that is a really good area to live in.

Where we live in the Corcoran neighborhood (Powderhorn Community) I think you may be able to find a move-in ready home closer to the 80-120k range. Lots of cheap houses to be found right now.

I've only actually lived in two neighborhoods (Lowry Hill East and Corcoran) but I feel I have a pretty good grasp on most of South Minneapolis and could provide some insight on this part of the city. What specific areas are you looking in?

How many bedrooms, baths, sq feet, married, got kids, how old, quiet residential or walk to bars/shops/public transpo?

Practically speaking, anything east of Hiawatha is "the land that time and crime forgot". I keep expecting to see someone watching "I Love Lucy" or "Bewitched" on monstrous black & white Zenith console TVs when I go around those neighborhoods.

Agreed, I like those areas for families. Nice, affordable, centrally located.

no kds, 26, just want my own place, decent square footage.

want it in a growing area so i can make a profit when i move.

something better then a starter home, but not as good as a permanent home at the same time.

garage would be nice as well.
