The Dolphin Mall is in a commercial and industrial area, very few residential areas immediately nearby, the closest ones are on the other side of the 836 and that is basically multi-family housing in Sweetwater. West of the Turnpike but still south of the 836 are nice middle class areas. Some lots are large, others are postage sized stam lots and they pack the houses into the developments like sardines. The area is safe in general...middle class Hispanic as well. Sweetwater is lower income but not dangerous. Very common is car burglaries in this area, other than that, no major crime.

North is Doral, and you will run into nice housing and apartment complexes. Most housing is new and upper middle class.

The whole area is very congested traffic wise. What else would you like to know?
