It’s “hub of the universe” and when it comes to housing prices in Massachusetts it’s pretty accurate. This is a “real estate observations” thread, not a “general assessment of intangible goodness thread”. For a given house and lot, distance from Boston and perceived quality of schools will account for the lions share of the price difference.

Groton to Boston is about the same as Franklin to Boston.

I'd like to see how long a commute would be to Back Bay. Even to something like Waltham wouldn't be great. Imagine having to do that 5 days a week.

It's a one room former summer cottage that was converted to year round living. The lot is too small to build anything new on it due to septic requirements.

Yes and no. Groton is not Wellesley or Newton, but it's nevertheless a desirable town minutes from Nashua, Lowell, Littleton, Westford, Devens, etc. where there are a significant number of jobs and other amenities. The main reasons for the "low" price on this camp, are not because it's "in Groton" but for other issues noted by the more informed people here.

Says it also includes a lot on the street opposite it. But if Google's lot descriptions are accurate it would still be awkard. I think it's one of those things if it was in a desirable commuting location someone would make it work but not in Groton.
