I couldn't say on the HELOC other than I know of only one transaction personally that used a HELOC. It's practically a bad word in that it seems ridiculous to pay someone else interest to borrow your own asset.

That old adage of buying low and selling high still applies. Last year, stocks were at all-time highs and so was housing so swapping some of one for another was diversification. This year, stocks are down 20-30% from their highs while housing...not so much; liquidating stock now to buy a home is selling low and buying high. Unless someone is compelled to move or buy a home right now, the general consensus I'm getting is hold until either housing corrects to match stocks or stocks rise to match housing again.

People I work with went into the office for a meeting today for the first time since march 2020. Someone said they waited 20 minutes to get into the parking lot. Another person said waze took them 25 min out of the way. People seemed happy to see each other....but waiting 20 min to get in a parking lot? I'll pass.

you have yet to explain how WFH has affected the fed. Or how in your mind it has.
