Does anyone have a recommendation for an inspector for EIFS/faux stucco houses?? I can't believe we are actually considering a house with this finish- I am aware of the potential issues and we would be recladding the exterior in another material asap. But we love the house & it is very unique so we are willing to do the work. BUT we want to make sure there aren't hidden moisture issues behind the stucco. We are willing to pay extra apart from the regular inspection to have an expert inspect the faux stucco. Thank you!!

Is your EIFS drainable or barrier? If drianale, did u still reclad?

It was installed only a few year ago so it *should* be drainable but I haven't gotten a satisfactory answer. I really need to get it inspected. Regardless of the system, we would probably eventually replace it, but if it is drainable and turns out to be in good condition, replacing it wouldn't be top priority.

Agreed...but the house is perfect in every other way and we are willing to reclad the entire house. We just want to make sure there is no mold/moisture/structural issues as a result of the EIFS. The finish is only a few years old so I'm hoping it's ok. I really need an inspector!!

Update: we had a regular home inspection and he doesn't see any major problems with the EIFS. But does that really mean anything since he didn't do moisture readings? I still need an inspection from someone who specializes in EIFS, correct??

A home inspector without a moisture meter??????????
No spot checking the usual and customary areas for excess moisture?

Yes he did the basic checks that a home inspector typically does- just not any special testing on the stucco.

It's not the outside surface of the stucco you check.. it's your usual and customary water intrustion areas.... doors.. windows.....etc.
