Does anyone have an info on what may be replacing the old Waldbaums in East Islip? I have heard rumors from Uncle Guisseppe's, Trader Joes or Best Yet... But its all just rumors...

I heard trader Joe's as well which would be great otherwise I have to go to the Commack store.I hope it's a trader Joes.

Landlord wants $9.75 a sq ft a month for the old Waldbaums site (30,000 sq ft). That's a lot of dough for a limited access site. Sabre Real Estate Group | Full Service Retail Real Estate Brokerage Company

I guess that price is why it's been vacant for months now. Seems like a good area for a Trader Joes though.

Are they kidding, truthfully I have no idea of how much commercial property goes for but I would think lower the rate to get any company in there would be better then let it sit vacant and getting no $.

Commercial real estate is more crazy than residential.

Exactly. The East Islip School District has such a limited commercial tax base and the businesses along Montauk Hwy pay hundreds of thousands to two million a year just in property tax. Hence the 60% occupancy rate.
The only two retail stores are CVS and Rite Aid and Rite Aid is always empty so it's days are probably numbered. I would not be surprised to see the entire Waldbaums complex razed and sold for condo property.

There really is no supermarket for the Country Village area of EI. Stop n Shop is the closest and its not THAT close, on Sunrise.

I honestly don't know how all these little stores stay in business with the commercial tax rates.

I can def. see that whole strip mall going empty..well except for Leslie's and Dunkin Donuts.
